How a flat-roof recoat runs
The coating is only as good as what is under it:
- Walk the roof. Find the soft spots, open seams, ponding and failed flashings.
- Repair first. Cracks, blisters and open joints are fixed before any coating goes on.
- Seal the details. Vents, pipes, skylight curbs and the parapet-to-roof joint get the most attention.
- Coat. The whole deck, carried up the inside of the parapet walls.
- Check the inside. If the leak already stained a ceiling, that gets fixed too.
Why the monsoon finds weak roofs
Southern New Mexico gets much of its yearly rain in a few months of heavy summer storms. A flat roof that has been fine since September can leak in July, because the coating has been baking under high-desert sun all year and the first downpour finds every crack at once. Spring - before the heat and before the storms - is the natural time to have a roof looked at.
